Selling your property
Your property deserves more than a listing! We combine careful positioning, thoughtful presentation and experienced negotiation with the personal attention you expect from an independent adviser.
Valuation comes first
Valuing your property is about much more than putting a price on it. It means understanding what makes your property desirable, how it compares with what buyers can choose from, and where the market is likely to respond.
We combine detailed market analysis with our experience on the ground and our daily understanding of buyer expectations to establish a realistic and well-supported price range. From there, we advise you on the positioning and selling strategy that best serves your priorities, because getting the starting point right can make all the difference.
From strategy to sale
- 01
Preparing your sale
From the outset, we gather the documents required not just to list your property, but to be ready when the right buyer is ready to sign.
We identify anything missing and help you put it in place, including administrative steps when needed, particularly valuable for our international clients.
- 02
Positioning & marketing
We advise you on preparing your property for market and on the right pricing strategy in the current market.
We create a carefully considered presentation, including professional photography and bilingual copy, then give it targeted exposure across the main property portals and through our MLS network.
- 03
Qualifying buyers & guiding viewings
We qualify potential buyers beforehand, focusing on genuinely relevant viewings: your home is not a museum.
We take care to protect your property and ensure viewings are handled respectfully, then follow up with buyers to gather meaningful feedback.
We share and analyse that feedback with you, using what we learn to refine our advice and, where appropriate, adjust the selling strategy.
- 04
Negotiating with purpose
A negotiation is about more than passing a figure from one side to the other. We give you the full picture: the buyer's profile and motivations, the strength of their financing, the terms of the offer and, where relevant, tax implications or other considerations that may affect the transaction.
Our aim is, of course, to reach a deal, but one that feels right for you, with clear terms and the strength to carry through to completion.
- 05
Through to completion
An accepted offer is not the end of our role; it is the beginning of a phase where every detail matters. From the preliminary agreement to completion, we remain fully involved, keeping communication flowing between buyers, sellers, notaries, lawyers, banks and other agents, while closely managing every deadline. We anticipate potential obstacles and help navigate the administrative, practical and human aspects of the transfer, so that the transaction progresses with clarity, care and confidence right through to completion.
- 06
And afterwards?
Completion doesn't mark the end of our relationship. Depending on your needs, we offer dedicated support through the transition period, from transferring or closing contracts to handing over the property and taking care of the final practical details.

Request a valuation
We'll personally get back to you within 24 hours to arrange the next steps. A considered valuation cannot be instant: among other things, it requires a visit to the property, an understanding of its context and a review of the relevant documentation.
MLS Côte d'Azur, explained for sellers
For a seller, the main advantage of the Côte d'Azur MLS (Multiple Listing Service) is that it allows you to benefit from the power of a collaborative network of hundreds of real estate agencies, while signing just a single exclusive listing agreement and having one single point of contact.
Your property is listed with numerous partner agencies, while maintaining consistent communication, a single asking price, and personalised follow-up. This way, you combine the advantages of an exclusive listing with the power of wider exposure.
A single point of contact
You entrust the property to one agency, and you deal with one person. Nothing to explain twice, no stream of approaches to sort: the relationship rests on trust and a shared objective.
The widest pool of buyers
An exclusive mandate gives you access to the MLS network, and to a large pool of qualified buyers already looking for property. It's a continuously updated database designed to identify the right profiles, rather than simply cast the widest possible net.
Wide exposure
Your property is visible to every agency in the network: more than 2,500 agents in the field. It is the largest professional marketplace on the French Riviera, and the widest exposure a property can be given.
Shorter timescales
Putting a property in front of more qualified buyers can shorten the path from first viewing to offer. The shared register makes it easier for the MLS agents to identify suitable buyers within their client base, saving time and reducing unnecessary steps along the way.
Frequently asked questions
Exclusive or simple mandate: what difference does it make?
With an exclusive mandate, you entrust the sale to one agency. Your property has one clearly defined price and one coordinated marketing strategy, while your agent remains fully accountable for the sale. As members of the MLS, we ensure that the property will be shared with a large network of other agencies on the French Riviera.
With a simple mandate, you can appoint several agencies at the same time and sell the property yourself. Each agency may market the property independently, potentially with different prices, messages and strategies.
Which surveys are required, and when?
The full technical survey pack must be ready when the preliminary contract is signed, but the energy performance certificate is required as soon as the property is advertised: its rating has to appear in the listing. Depending on the age, location and nature of the property, asbestos, lead, electrics, gas, a risks statement, the Carrez measurement for flats and the drainage report are added. We arrange the surveyor in advance so the launch is not held up.
Should you carry out works before selling?
Major renovations are rarely worth it: their cost is seldom recouped in the sale price. On the other hand, any touching up (faded paint, sealant, lighting, the garden) almost always pays off, because it removes reasons for negotiation. We'll tell you frankly what's worth doing and what isn't, including when the answer is “nothing”.
Does a non-resident seller pay capital gains tax in France?
Yes, the gain on a French property is taxable in France whatever the seller's country of residence. Allowances for length of ownership apply and lead to full exemption after a certain number of years. Non-resident sellers must, in some cases, also appoint an accredited tax representative. The notaire calculates the amount due before completion, and we point you to an adviser where the situation calls for it.
Can you sell without being in France?
Yes. Remote completion is routine: either through a power of attorney given to a clerk at the notaire's office, or by remote electronic signature before the notaire. We also handle viewings, surveys and any works in your absence: it is an ordinary part of our work with owners based abroad.
